What is commercial and what is semi commercial?

If 40% or more of the property is used for residential purposes you would apply for a residential mortgage for the whole site.

Be aware that some lenders have strict policies regarding this, which our independent mortgage brokers will advise you about.

If less than 40% of the property is used for residential purposes then you can raise a commercial mortgage for the whole site.

If the property title can be split between residential and commercial uses, such as a shop with a flat above, then you would need a residential mortgage on the residential part and a commercial mortgage on the commercial part, rather than trying to raise hybrid finance in the way of a semi commercial mortgage which may be slightly more expensive.
